To begin the Fox Run blog experience we thought we would start with information about Real estate activity in the subdivision so far this year. Currently there are 7 homes for SALE .Six in the MLS and 1 For Sale By Owner (FSBO). They range in price from $127,000 to $499,900. The per square foot price is $82.23 to $126.75 with the average being $99 per square foot.
There are 3 homes currently under contract or contingent. Contingent means that some recquirment of the contract has yet to be satisfied ie: home inspection, financeing etc. As soon as these are satisfied the homes will go into pending status. The listing prices are from $145,000 to $179,900. The square foot prices calculate out from $74.32 to $87.67, with an average of $83.
Since January1, 2009 two homes have sold in Fox Run. One sold for $116,500 and the other sold for $169,900. The lowest priced home was a foreclosure which dramatically affected the selling price. The square foot price were $56.25 and $89.75 with an average of $73.
Also since the first of the year three homes have been withdrawn from their listing and three homes had their listing expire without being sold.

ReplyDeleteThis is a GREAT idea and I thank you for starting this blog! Communication is always a good thing! I live on Huntsman Path and LOVE this neighborhood....I feel safe in it....speaking of that, do you know the # of incidences of crime in our neighborhood? (Hopefully none or very low!)

I feel very safe living in Fox Run and my wife have enjoyed our house since we bought it two years ago. We are not worried about home values in such a great neighborhood.
ReplyDeleteHowever, on June 30th, at the intersection of Fox Run and Creek Bridge Road at 8:50pm, my wife and I and our two small dogs were attacked by two large dogs that were loose. This was not a simple dog fight that lasted 15 seconds. The attack lasted for 5 or 6 minutes and left me with a broken vertebra. An ambulance took me to the hospital where I stayed for from June 30 to July 5th. I have tens of thousands of $ in medical expenses. As you may know, the services of doctors, and neurosurgeons and radiologists are not fully covered by hospital insurance nor are all the hospital expenses fully paid for. I have missed more than a month of work and still cannot work more than 2 hours at a time.
This attack never should have happened. But this attack could have happened to anyone in Fox Run. I was lucky to have been helped by a man who stopped and let me take shelter in his car and by a woman in a white vehicle who got out of her vehicle with a club. She bravely stopped the attack on my wife and our cocker spaniel by a very large out-of-control Rottweiler-mix dog.
